Who we are

Vertical Communities develops medium-density residential projects in Victoria. This portal is how our staff, the sales agents we work with, our purchasers and the people who lend to our projects see and manage their sales, contracts, loans and documents. Access is by invitation only.

What the portal collects

• Your name, email address and role, and when you sign in.
• If you sign in with Google, the name and email address Google shares with us. We don't receive your Google password.
• Purchase details: the buying entity and its contacts, the lot, prices, deposits, key contract dates and the documents that go with the sale.
• For contributory loans: the lender, the amounts, the payment schedule and the statements.
• A record of the changes made in the portal: who made each one, and when.

The portal uses cookies only to keep you signed in. It has no advertising or analytics tracking.

How we use it

To run the sale and settlement of each lot, to manage the loans, to keep you up to date, and to meet our legal and record-keeping obligations. We don't sell personal information or use it for marketing by others.

Where it is kept

• The portal's records are held in a database in Sydney (Supabase), and the portal runs on Vercel. Sign-in is handled by Supabase.
• Documents are kept in our Google Drive (Google Workspace). The portal stores a reference to each document and shows it to you only if your role allows it; documents are never shared with you as an open Drive link.

AI processing

Some features use Anthropic's Claude AI models: reading the details out of documents such as expressions of interest, contracts of sale, trust receipts and loan agreements; answering staff questions about the portal's records; and the sales coach for agents. Only the document or question involved is sent. A person checks and confirms what is read out of a document before it is saved, and nothing is sent or decided automatically. Anthropic processes this information for us, may do so outside Australia (including in the United States), and its commercial terms don't permit it to use our information to train its models.

Who else sees it

Within the portal, each person sees only what their role allows: a purchaser sees their own purchase, an agent their own sales. Outside it, we share information only as a sale or loan needs it (for example with conveyancers, lawyers, financiers and our accountants), or where the law requires.

Access, correction and questions

You can ask to see or correct the personal information we hold about you, or raise a concern about how we handle it, by emailing support@verticalcommunities.co. If you aren't satisfied with our response, you can contact the Office of the Australian Information Commissioner (oaic.gov.au).
